Ever find yourself traveling along a daily route that passes by a construction project and wonder what’s going on? One day, there’s a vacant lot and before you know it, you’re seeing one, or even two, buildings rise up from the ground. A sign of the times during the recent construction boom here in Northern Colorado.
If you have recently traveled along North College Avenue in Fort Collins, you may have noticed McCauley Constructors’ expansive red fencing during the construction of a new Mattress Firm adjacent to the Whole Foods and King Soopers Markets. This new retail building was erected for Thomas English Real Estate, an Indianapolis real estate and development firm who target individual sites with the greatest retail potential, acquire, develop and deliver national tenant-caliber retail spaces for large retailers.
As part of a trend in the sleep center industry, Mattress Firm, the country's leading specialty mattress retailer, are rolling out new sleep centers nationwide. This particular Mattress Firm is one of their seven new retail stores planned for Colorado which will offer their new line of high-quality sleep products. Mattress Firm has the largest geographic footprint in the United States among multi-brand mattress retailers.
McCauley’s initial site work on the property included razing the old Mountain State Electronics building, excavation, raising gravel subgrade and installing erosion control, as well as the installation of gas, water and utility lines, underground waste and roof drain piping. Foundation excavations were followed by the placement of footings, foundations and, eventually, slab on-grade (SOG).
As construction continued, the building began to take shape as structural steel beams, columns, joists and decking were installed, followed by a Thermoplastic Polyolefin (TPO) roof system. Known to be heat-reflective and energy efficient, the roof system is resistant to ultraviolet, ozone and chemical exposure. Once the exterior framing and sheathing were complete, split face block was installed at the exterior wainscot, as well as a decorative and protective exterior wall cladding that incorporated both insulation and an air/moisture barrier (EIFS). Additional exterior work included a door and ladder for access to the roof level and HVAC roof-top units, while soffit accent lighting and storefront/entry door installations were completed. As sidewalks were being installed, work in the parking lot included Belgard pavers, granite curbing and crimson awnings, indicative of the Mattress Firm retail store signature façade, were completed.
This state of the art, energy efficient facility measures 3,000 square feet, with ample parking at rear of the building. Mattress Firm is now open offering a welcoming environment while providing a comfortable and inviting shopping experience to all Mattress Firm customers.
